Below we  answer all the common questions that people rightly ask when considering a garden office for the first time.

What is involved in the build process?2020-11-26T14:03:48+00:00

Overall the build process will take between 3 to 10 days depending on the physical location and your interior requirements. Typically the process will involve using our ground screw system for installing foundations. We will then install the insulated floor, roof, and wall system which provides enhanced insulation and sound proofing as standard. We will then fit our doors and windows and install plasterboards on the walls having run the relevant power, HDMI and CAT 6 cables as per customer requirement. If you have chosen a high roof option (requires planning permission) and our AV option we will then install the 4k HD projector and automated recessed screen into the ceiling. The plasterboard walls are then skimmed, just how they would be in your house.

Once the plaster skim has dried we will apply a mist coat and then finish by painting the walls and installing the relevant sockets, and skirting.

Finally we will install an underlay on the floor before laying down our premium 14mm engineered wood flooring.

Why do I need a site survey?2020-11-26T14:08:19+00:00

Most garden offices that we design and build do not require planning permission however the regulations are complex and to ensure the building is compliant, we will need to assess the exact proposed location along with an understanding of any surrounding buildings, boundary walls, location of your mains power etc. We pride ourselves on the quality of our work and the service we provide to our customers. Unlike others we do not want to over promise and under deliver and therefore you can be confident there will be no last minute changes on our quote. The price we quote is the price you pay, there will be no hidden charges or coming back to ask for more money.

The two most important factors to consider when choosing to buy a garden office are: where in the garden you would like it and what size of building your garden can accommodate.

You should consider the main uses of the building, whilst most of our customers use it as an office, we do have many customers who want to use it as a gym, art studio or yoga retreat. This will determine how you want to decorate and specify the internal space: if you want lots of storage space, additional electrical sockets, dimmable lighting, and/or lighter paint shades to create a tranquil environment. If you are going to use it as a gym it is strongly advised to have additionally lined walls along with rubber anti impact lined floors.

Our customers who use the space as an office whilst they are working from home want to rely less on wifi for their internet connection and would prefer a high speed internet connection from their main house. This can be achieved by running a data connection cable from your home to your office or alternatively using a home plug network system. In addition their storage needs may be tailored to accommodate box files, filing cabinets etc or simply to add additional storage away from their main house.

We deliberately don’t have as the cost of running it would need to be passed on to customers and we prefer to lower our prices instead.

My garden is on a slope. Is this ok?2020-11-26T15:13:34+00:00

In most cases we are able to compensate for uneven gardens by our foundation system however if your garden slopes by more than 200mm from one end of the office to the other then we will need to install additional foundations. During the home visit we can discuss these issues and find a solution to ensure your dream office is not compromised.

Do I need planning permission?2020-11-26T15:15:48+00:00

Planning permission is not normally required as our buildings fall under permitted development (built under 2.5m high externally). Most houses, even in conservation areas and areas of outstanding natural beauty (AONB), have permitted development rights. Flats and listed buildings have no permitted development rights, so will always need planning permission. Don’t worry though, as planning is a relatively simple process for our garden rooms and we are on-hand to help with this process.

How do I get electricity into my building?2020-11-26T15:17:37+00:00

To ensure you comply with relevant building regulations we install a 3 way consumer unit in your office. This unit must be connected using a minimum 10mm armoured cable run between your home and office location. The cable should be buried at least 600mm from the surface.

Will I have an internet connection to my garden office?2020-11-27T09:44:26+00:00

Yes!! There are three options to ensure you have a good internet connection. The easiest is to install a wifi router or mesh system, but this will very much depend on how far your garden office is from your main internet access point, as well as whether there are any major objects that may ‘block’ the signal like thick stone walls, additional outbuildings etc. Alternatively we can install a Homeplug network system or arrange for a CAT 6 (ethernet) cable to be run directly from your house to the garden office at an additional cost. We would need to undertake a site survey for us to provide an actual cost estimate.

Can you install a water supply to the building?2020-11-27T09:58:13+00:00

Yes, it is possible, but unfortunately there are a lot of things to consider. Unlike rainwater which can run as surface run off or be directed to a soakaway, any water brought inside the building must drain to a permanent drainage system. Usually this connection can be very expensive to install due to level differences, length and depth of additional drainage pipe etc.

  • Roof membrane 20 years (due to manufacturing defects)

What maintenance does my building need after it has been built?2020-11-27T10:01:46+00:00

Our garden buildings require very little maintenance as they have been built to a very stringent high-quality standard. However, your gutters and roof should be checked and if necessary, cleared from any debris and leaves that may have accumulated every 2 months.

Whilst all our natural timber cladding has been treated, you may experience some movement in the wood and it may need some ‘touching up’ in the second year if you have chosen a coloured cladding option on the outside of your building. Also as with all timber cladding, the wood will change colour over time and you will start seeing ‘silvering’ on your finish. You can delay this by treating your cladding with Osmo oil or equivalent.

It is common for some very small (upto 2mm) minor hairline cracks to appear on a plastered wall which does not affect the structural integrity of the building but may need to be filled to maintain the aesthetic of the wall.

Will my office get cold in the winter and too warm in the summer?2020-11-27T10:03:05+00:00

Our buildings have been designed to be thermally efficient with insulation in the floor and roof as well as wall system which makes our building not only better in terms of sound proofing but also well insulated. Depending on the orientation of your main door and windows you may find your office warms up in the bright sun. If you have a south facing building then we would recommend an air conditioning unit which can be doubled up as a heating source during the winter months.

All our garden offices are built to be thermally efficient, but in the midst of long cold winter months you will need some additional heating and we have 4 options available. You can choose between an oil-filled radiator and a wall hung electric radiator or alternatively you can select one of our latest air conditioning systems which have integrated heating and cooling modes built in. If you are using the space as a gym, we recommend installing the air conditioning system which also provides a dehumidification function, and has a permanent drain function so you never need to empty the tank.

Will you take care of the foundations?2020-11-27T10:05:26+00:00

Yes! During our home visit we will assess the location in which you want to build your garden office and we will tailor the foundation system to your needs and this is included as standard in your price. In the unlikely event that there are to be additional costs (e.g. due to a steep slope in your garden) then we will discuss this with you during the home visit. We will not surprise you with additional costs during the build process.

Can you build on an existing concrete base?2020-11-27T10:06:20+00:00

Depending on the depth of the concrete base and the condition of the footings, we may well be able to use the existing base. We can assess the base during the home visit. In some cases we may need to dig near the concrete base to check the depth of the footings

Typically our buildings are designed to have a maximum external height of 2.5m which is allowed under permitted development, as long as the building is 0.5m away from any nearby boundary. We do offer high roof options  which allow for the installation of additional features such storage walls and integrated and recessed AV solutions.

On request additional height options maybe available in all of our ranges. These high roof options will usually require planning permission.

Our buildings have been designed to last typically longer than 30 years but will vary due to local environmental conditions. For example if you live near the coast then you will regularly need to treat your cladding to decrease the wear and tear of the timber as a result of salt water.

Can I include underfloor heating?2020-11-27T10:13:00+00:00

Whilst underfloor heating is possible, we wouldn’t advise installing it with wooden flooring as wood generally has poor heat conductivity, and therefore you are unlikely to gain any significant benefit from it. If you did want underfloor heating, we would suggest you choose a tiled floor. We can discuss this in more detail during our home visit with you.

Can you soundproof my garden building?2020-11-27T10:14:46+00:00

All our garden offices are fully insulated which means that not only are they thermally efficient, but they also have some sound proofing as standard. We can upgrade the sound insulation properties further if required but have found most of our customers are happy with the existing sound insulation that is already provided. We can discuss your requirements during the site visit but depending on the exact insulating requirements there will be an additional cost.

Do you supply CAD drawings for planning permission purposes?2020-11-27T10:15:48+00:00

We can provide CAD drawings and project manage your planning permission for you and this is charged at a fixed rate of £1,200 (inclusive of VAT). Please note this does not guarantee your planning permission will be successful.

We can install throughout most of England. However, depending on the exact location we may need to charge you extra to cover the additional travel costs and to pay for overnight accommodation for our fitting teams. Our pricing is completely transparent and will be already included in your price.

We do not offer finance at this stage however we continually review the service we offer our clients and may offer this option in the future.

How close can I build to my house?2020-11-27T10:19:48+00:00

Your luxury garden office must be at least 5m away from your house. Also as part of the planning regulations it cannot be further than 20m from your original building.
