Continox Netherlands — Bespoke Modern Staircases for Architects, Constructeurs & Developers

The Dutch market is dominated by the Randstad — Amsterdam, Rotterdam, Den Haag, Utrecht — together with the Noord-Holland coastal villa belt (Bloemendaal, Aerdenhout, Wassenaar, 't Gooi) and a growing premium contemporary segment in Noord-Brabant, Gelderland and Limburg. Every project sits inside the Bbl regulatory framework, with NEN 3509 governing residential staircase dimensions and NEN 6707/3569 governing glass balustrades.

Continox supplies bespoke modern staircases to all twelve Dutch provinces — from compact Amsterdam grachtenpand stairwell insertions where 17e-century footprints constrain everything, to floating-cantilever centrepieces for double-height Zuidas penthouses and traditional Bloemendaal villa renovations. We manufacture at our EN 1090-1 EXC2 certified facility near Kraków, Poland, and ship as intra-EU acquisition via dedicated road freight. Every staircase ships with full Bbl-aligned compliance schedule referencing NEN 3509 and NEN 6707, EN 1090 Declaration of Performance, Eurocode structural calculations and a fixed-price EUR quote within 48 working hours of enquiry.

Whether your project is a Prinsengracht canal-house renovation requiring monumentenvergunning approval, a Kop van Zuid loft conversion with frameless glass balustrade, or a contemporary Wassenaar villa with floating cantilever and coastal-corrosion specification — Continox delivers the same standard of design, engineering and documentation across the entire spectrum. All communications and documentation in English; technical drawings released in formats compatible with both Dutch architects and the Omgevingsvergunning permit dossier.

Why Continox for Dutch Projects

01

Bbl + NEN Compliance From Day One

Every staircase delivered with Bbl-aligned compliance schedule referencing articles 4.20 (vloerafscheiding) and 4.28 (leuning), NEN 3509 dimensions for residential, NEN 6707/3569 for glass, EN 1090-1 EXC2 Declaration of Performance and Eurocode structural calculations for the Omgevingsvergunning dossier.

02

Intra-EU Supply — No Customs, No Tariffs

Continox manufactures inside the EU customs union (Poland), so all supply to the Netherlands is intra-Community acquisition — no T1 transit document, no border customs clearance, no import duty. BTW handled by reverse-charge under article 12.3 Wet OB; administratively neutral for the buyer.

03

Coastal-Corrosion Specification Standard

For projects within 10 km of the North Sea coast (Bloemendaal, Aerdenhout, Wassenaar, Zandvoort, Zeeland) the Continox coastal specification is automatic: enhanced zinc primer, marine-grade fixings (A4 stainless), elastomeric powder-coat system. Included at no premium upcharge.

04

UK-Branded, EU-Manufactured — Brexit-Neutral

Continox is a UK-branded company with EU manufacturing — our EN 1090-1 EXC2 facility is near Kraków, Poland. Supply to the Netherlands is therefore 100% intra-EU; Brexit rules and UKCA marking do not apply to goods originating from a Polish manufacturing site. CE marking and EN 1090 Declaration of Performance attach as standard.

05

Single-Supplier Coordination

Staircase + matching glass balustrade + balcony railings + external entry steps as a single coordinated package. Single Bbl + NEN documentation pack, single delivery, single installation programme. Typically reduces project cost by 8–12% versus separately procured trades.

06

Grachtenpand & Heritage Project Experience

Amsterdam grachtenpand and Dutch heritage townhouse renovations have specific permit requirements via the Rijksdienst voor het Cultureel Erfgoed (RCE) and the municipal Bureau Monumentenzorg. Continox supplies the structural calculations, detail drawings and material specifications that the monumentenvergunning dossier requires; your appointed Dutch architect leads the permit application.

Frequently Asked Questions

Is Continox compliant with the Dutch Bbl and NEN 3509?

Yes. Every Continox staircase supplied to the Netherlands is engineered to comply with the Besluit bouwwerken leefomgeving (Bbl) — articles 4.20 (vloerafscheiding / balustrade), 4.24–4.28 (trap dimensions and leuning) — together with NEN 3509 for residential staircase dimensions and NEN 6707/3569 for glass balustrades. Documentation pack includes Bbl-cross-referenced compliance schedule alongside EN 1090 + Eurocode structural calculations. Note: the former Bouwbesluit was replaced by the Bbl on 1 January 2024.

Does Continox handle Dutch customs clearance?

There is no customs clearance to handle. Continox manufactures inside the EU customs union (Poland), so all supply to the Netherlands is intra-Community acquisition (intracommunautaire verwerving) — no T1 transit document, no border customs clearance, no import duty. BTW (Dutch VAT) is handled by reverse-charge under article 12.3 Wet OB; administratively neutral for the buyer because input and output VAT cancel on the same return.

How does BTW (Dutch VAT) work for B2B Continox supply?

For Dutch B2B buyers (companies and registered self-employed) with a valid BTW-identificatienummer, Continox invoices at zero BTW as an intra-Community supply. The buyer self-accounts BTW on the Dutch VAT return at the standard rate (currently 21%) and simultaneously claims the same amount as input VAT — net administrative effect is zero. We capture your BTW number at quotation stage; if you don't yet have one, we discuss options at that point.

How long does delivery to the Netherlands actually take?

Transit by dedicated road freight from our EN 1090-1 EXC2 facility near Kraków: 2–3 working days. Routing via Germany–Venlo / Germany–Oldenzaal corridors. No customs clearance delay because the movement is entirely intra-EU. Full programme order to delivery: 5–8 weeks (1 week 3D sign-off, 4–6 weeks fabrication, 2–3 days transit).

Is Continox a UK supplier? Does Brexit affect Dutch projects?

Continox is a UK-branded company with EU manufacturing — our EN 1090-1 EXC2 production facility is near Kraków, Poland. The legal supply origin for Dutch projects is therefore Poland, not the UK. Brexit, UKCA marking and post-Brexit customs do not apply because the goods originate from an EU manufacturing site. CE marking and EN 1090 Declaration of Performance attach to every shipment as standard.

Can you handle Amsterdam grachtenpand renovations?

Yes — Amsterdam grachtenpand renovations are one of the most-specified Dutch project profiles. Continox supplies compact-footprint spine staircases (L-shape steel plates, U-shape central spine, U-shape steel plates) engineered for the narrow 17e- and 19e-century stairwells typical of Prinsengracht / Herengracht / Keizersgracht townhouses. We provide the structural calculations, detail drawings and material specifications required for the monumentenvergunning dossier; your appointed Dutch architect leads the permit application via the Rijksdienst voor het Cultureel Erfgoed (RCE) and the municipal Bureau Monumentenzorg.

Are coastal-belt projects (Bloemendaal, Wassenaar, Zeeland) handled differently?

Yes — projects within 10 km of the North Sea coast automatically receive the Continox coastal-corrosion specification: enhanced zinc primer thickness (140 µm vs 80 µm standard), elastomeric polyurethane powder-coat top-coat for chloride resistance, A4-grade marine stainless fixings throughout, and accelerated salt-spray test compliance per ISO 9227. Included at no extra cost as part of the standard coastal specification for Bloemendaal, Aerdenhout, Wassenaar, Zandvoort and Zeeland projects.

Can you supply matching glass balustrade and balcony railings?

Yes — combined supply (staircase + glass balustrade + balcony railings + external garden steps) is the standard Continox Netherlands delivery model. Glass specification per NEN 6707 + NEN 3569 + EN harmonised standards — tempered laminated to EN 14449 + EN 12150, EN 12600 1B1 impact classification, heat-soaked per EN 14179 for external installations and elevated balustrades. Combining typically reduces overall project cost by 8–12% versus separately procured trades.

What language does Continox communicate in?

All project communications and technical documentation are supplied in English. The Continox project management team is fluent in English plus Polish at manufacturing-floor level, and we work with Dutch architects and constructeurs across the entire Randstad and provincies on an English-only basis. Technical drawings and the Bbl-aligned compliance schedule are released in formats compatible with both Dutch architectural standards and the Omgevingsvergunning permit dossier.

Who installs the staircase in the Netherlands?

Installation is performed by your appointed Dutch metalwork contractor (staalconstructeur) or general contractor's installation team. Continox supplies pre-engineered components with full English-language assembly drawings and remote technical support during installation (video calls, CAD clarifications). Installation work is the local contractor's responsibility under Dutch insurance and the DNR 2011 contract framework. For specific Randstad projects we have working relationships with recommended installers — referrals available on request.
