What the regulations mean for your balcony
Any balcony, terrace or raised platform with a drop greater than 600mm must be guarded by a railing or balustrade under UK Building Regulations Part K. The primary standard governing the design and performance of balcony railings in the UK is BS 6180:2011 — Barriers in and about Buildings.
BS 6180 sets out the structural load requirements that balcony railings must withstand — including horizontal imposed loads from people leaning against or pushing on the railing. For residential properties, the minimum imposed load is 0.74 kN/m; for commercial or public-access balconies this increases to 3.0 kN/m. All Continox balcony railings are structurally calculated to meet or exceed these requirements.
For buildings with multiple occupancies — such as HMOs, apartment blocks or commercial premises — railings must also comply with Approved Document B (fire safety), ensuring that balcony railings do not impede escape routes or contribute to fire spread.
