The headroom trap: it's measured from the pitch line, not the floor. Headroom is the vertical distance from the sloping line connecting the tread nosings up to the ceiling or roof above — at every point along the flight. The tightest point is almost always where the stair passes under the roof slope or a trimmed opening, not at the top or bottom. Measuring "2 metres in the middle of the landing" tells you nothing; the survey measures along the whole pitch line, which is why loft staircases fail on paper more often than any other type.

The Five Options — In Order of Preference

1. Standard straight flight — the default and what Building Control wants to see. Needs roughly 2,300–2,900mm of run for typical loft floor heights. 2. Steeper compliant flight — going shortened toward 220mm, pitch pushed toward (never past) 42°; buys back 200–400mm of footprint. 3. Winder or L-shape — turns the flight to borrow run from a perpendicular direction; winder treads are compliant when the centre-line going meets 220mm. 4. Spiral — a footprint solution for genuinely square spaces; primary access spirals need larger diameters than most lofts allow, so check before falling in love with the idea. 5. Space saver — alternating paddle treads at up to ~60° effective steepness; legal only for a single-room loft, handrails both sides, and noticeably harder to use daily. It's the fallback, and surveyors flag it at resale.

The opening drives everythingThe stairwell opening in the loft floor determines the headroom over the top of the flight — a short opening forces the stair to "surface" too early under the roof slope. Fire Safety — The Rule Nobody Budgets For

A loft conversion turning a two-storey house into three storeys changes the fire strategy under Approved Document B: the new staircase must normally connect into a protected stairway — a fire-resisting enclosure with fire doors — leading to a final exit, or alternative measures (sprinklers, escape windows in specific configurations) must be agreed with Building Control. This is not a staircase dimension issue, but it shapes where the staircase can land and often costs more than the staircase itself.
